
Your 2014 Roof Just Got Expensive. What Carriers Are Doing in Houston This Renewal Season
The 2014 roof is the new problem child
If your shingles went on in 2014, the calendar already moved you out of "newer roof" territory. We're at 12 years. Carriers in Texas have spent the last two summers tightening every page of the policy that touches a roof, and a 12 year roof is right in the crosshairs.
Premium growth on Texas homeowners insurance slowed from 18.7% in 2024 to 4.3% last year. The pace eased. The structural changes did not.
What's actually changing on the form
Three things keep showing up on Houston renewals this June.
First, the shift from replacement cost to actual cash value on the roof. Replacement cost pays to put a new roof up there. ACV pays the depreciated value of the roof you already had. On a composition roof that's already 12 years into a 20 year expected life, the depreciation runs roughly 60%. A $25,000 replacement pays out around $10,000 after the wind and hail deductible.
Second, separate wind and hail deductibles. These used to be 1% of the dwelling limit. Carriers writing in 77084 and 77095 are now defaulting to 2%, with 5% on the table for older roofs. On a $400,000 home, that's $8,000 to $20,000 out of pocket before a single shingle gets paid.
Third, roof condition inspections at renewal. Several Texas carriers are sending drones over homes in Cypress, Katy, and Spring without telling the homeowner first. If the photos show curling shingles, granule loss, or hail bruising, you can get non renewed in writing.
The age cliff, and where it sits
Standard carriers usually want a roof under 15 years for full replacement cost coverage. Budget carriers are dropping that to 10. A 2014 roof passes the 10 year mark for some carriers and is closing on the 15 year edge for the rest. This renewal might still hold replacement cost. The next one won't.
What I tell Houston homeowners to do right now
Get a roof certification before your renewal date. A licensed Texas roofer will inspect, document remaining useful life in writing, and either certify the roof or tell you what needs to happen. That document goes straight to the underwriter. I watched it preserve replacement cost coverage on a 2013 roof in Hockley last fall.
Price out a full reroof against the next five years of premium increases. If your renewal jumps from $3,200 to $4,400 and your deductible doubles, a $14,000 reroof with an impact rated Class 4 shingle often pays for itself within four to six years through the premium discount alone. Most Texas carriers credit 15% to 30% off the wind and hail portion for Class 4.
Shop the policy 60 days before renewal. Ten days won't cut it. Underwriting in Houston runs slow in hurricane season, and an offer you get in April rarely holds in late August.
